Fantasy Fest and the Key West Vacation Rental Question: What Investors Should Know Before They Buy

Fantasy Fest is almost here. From October 16 to 25, 2026, Key West turns into a ten-day costume festival, and this year's theme is "Musical Icons and Iconic Musicals."
The Fantasy Fest Parade rolls down Duval Street on Saturday, October 24, and in between you will find the Masquerade March (aka the locals' parade, aka my FAVORITE EVENT), the family-friendly Pet Masquerade, the Goombay Festival in Bahama Village, the Headdress Ball, and a mile-long street fair.
Here is a fun bit of history: Fantasy Fest started in 1979 because October was one of the slowest months of the year, and a group of locals decided to fix that. It worked. Tens of thousands of people now come to the island for it.
Every year around this time, I get the same question from buyers: "If I buy a place in Key West, can I rent it out during events like Fantasy Fest?" The honest answer is: yes you can. But for how long will depend on the license, not the house or neighborhood. ,
The rule every Key West rental investor needs to understand
In the City of Key West, renting a home for less than a month (nightly or weekly, the way most people picture a vacation rental) requires a transient rental license. Without one, you can still rent, but only on a monthly or longer basis.
That single distinction drives value in this market more than square footage, finishes, or even a pool. And the reason why is...
Transient licenses are limited, and you generally can't get a new one from the City
Key West's transient rental rules date back to the early 2000s, and the City does not simply issue new transient licenses on request. A buyer who wants nightly rental rights typically has to buy a property that already carries a transient license, or acquire an existing license from another owner where a transfer is permitted. Local reporting has put the cost of acquiring a transient license at $500,000 or more.
Why don't the rules change? Florida state law limits how cities can regulate vacation rentals. Key West's older ordinance is grandfathered in, and city officials have said that significantly changing it could put that local control at risk. In practice, that means the system you see today is likely the system you will be buying into.
Monthly rentals are a different (and simpler) path
Any property owner in Key West can rent on a monthly or longer basis with a standard business tax receipt and the required state and local tax registrations. Monthly rentals are popular with seasonal visitors, traveling professionals, and snowbirds, and they can be a solid income strategy. They are just a different business than nightly rentals during Fantasy Fest weekend.
Licenses can come with conditions, and they can end
A recent local example: in the Truman Annex neighborhood, a 2005 legal settlement gave roughly 300 owners transient rental rights for 20 years. Those rights expired at the end of 2025, and those owners now rent on a monthly basis instead. The lesson for buyers: always verify exactly what rental rights a property has, where they come from, and whether they last.
What to verify before you buy a Key West rental property
If rental income is part of your plan, here is what I confirm with every investor client before they write an offer:
Does the property have a transient rental license, and is it current? Get the license details in writing and confirm with the City.
Is the license tied to this specific unit? Understand how it is assigned and whether it transfers with the sale.
Are there HOA or condo association restrictions? Some associations limit rentals regardless of what the City allows.
What are the actual rental numbers? Ask for real booking history and expenses, not a projection. Event weeks like Fantasy Fest are a highlight, not the whole year.
What are the carrying costs? Insurance, flood coverage, property management, and taxes all hit a rental harder than a second home. (See our [Insurance & Flood hub].)
What does the monthly rental fallback look like? If nightly rental is not possible or not worth the license premium, run the numbers as a monthly rental too.
What Fantasy Fest actually tells you about owning an investement property in Key West
Demand peaks around events. Fantasy Fest, holiday weeks, and peak winter season are when nightly rates are at their highest, and licensed transient properties are positioned to capture that.
Location matters. Old Town homes within walking or biking distance of Duval Street, the seaport, and Bahama Village are the ones visitors want during events like this. That walkability shows up in both rental demand and resale.
Not every buyer wants to be in the middle of it. I work with plenty of buyers who love Key West precisely because there are quieter streets and neighborhoods a short ride from the action. If you are buying a primary or second home, that matters just as much as rental math.
The lifestyle is the point. The Pet Masquerade, the locals' parade, the costume-making that starts months ahead: Fantasy Fest is as much a local tradition as a tourist event. Owning here means you get to be part of it.
The bottom line
If you are looking at Key West vacation rental investment properties, start with the license, not the listing photos. A home with a valid transient license and a home without one can look identical online and be completely different investments. Verify the rental rights, run both the nightly and monthly numbers, and factor in insurance and management from day one.
