Should You Wait for Mortgage Rates to Drop Before Buying a Home?

By Krystal Sheehan, Broker Associate, Key West, Florida Keys | Updated October 2026
Remember the Pretty Woman scene where Julia Roberts walks back into the boutique that snubbed her? "Big mistake. Huge." That's waiting for rates in a nutshell (imo).
The reason why is likely a factor you forgot to consider; and that factor is opportunity cost. Remember the ol' cardinal rule of economics, "there's no such thing as a free lunch?
There's always a cost.
On an $800,000 home, waiting for mortgage rates to dropfrom 7.375% to 6.5% saves about $253 a month, but costs roughly $30,000 in higher purchase price and lost equity.
It would take you about 10 years of monthly savings to break even on that loss.
Key Takeaways
Waiting a year for a lower rate saves about $253/month on an $800,000 home.
That same wait costs about $30,000 in year one ($24,000 in appreciation plus $6,045 in lost equity).
Break-even on waiting takes roughly 10 years.
If rates drop, a buyer who purchased now can refinance to about $4,052/month, lower than the buyer who waited.
As of September 2026, the Lower Keys had 7.3 months of inventory and buyers paid 92.0% of original list price. That leverage disappears when rates fall and buyers return.
You can change your rate later. You can't change your purchase price.
Buy Now vs. Wait a Year: Side-by-Side Comparison
Buy Now | Wait One Year | |
|---|---|---|
Purchase price | $800,000 | $824,000 |
Down payment (20%) | $160,000 | $164,800 |
Interest rate | 7.375% | 6.5% |
Monthly payment (P&I) | $4,420 | $4,167 |
Equity built in year one | $6,045 | $0 |
Payment if rates drop and you refinance | About $4,052 | $4,167 |
Assumes a 30-year fixed loan, 20% down, 3% annual appreciation. Payments are principal and interest only.
How Much Does Waiting for Mortgage Rates to Drop Actually Cost?
Waiting for lower mortgage rates on an $800,000 home costs about $30,000 in the first year. That comes from two places:
$24,000 in appreciation. At 3% appreciation, the home costs $824,000 a year later. Of that increase, $4,800 comes out of pocket at closing as a larger down payment.
$6,045 in lost equity. That's the principal the buyer who purchased now paid down in year one.
How Long Does It Take to Break Even if You Wait?
About 10 years. Dividing the roughly $30,000 cost of waiting by the $253 in monthly savings equals about 119 months. Most homeowners sell, refinance, or move before reaching that point, which means the waiting buyer may never come out ahead.
What Happens If Rates Drop After You Buy?
You refinance. If rates fall to 6.5%, the buyer who purchased at 7.375% could refinance their remaining balance to about $4,052 a month. That's about $115 less per month than the buyer who waited, on a home they bought for $24,000 less, with a year of equity already built.
Is Key West a Buyer's Market Right Now?
Short answer: In most price ranges, yes. As of September 2026, the Lower Keys had 7.3 months of inventory, above the roughly 6 months generally considered a balanced market. Buyers paid 92.0% of the original list price, and homes took an average of 80 days to sell.

What This Means for Buyers
There's room to negotiate. On a home originally listed at $800,000, a sale at 92% of asking is about $64,000 below the original price. In Key West (33040), where buyers paid 91.0% of original list, that's closer to $72,000.
The $800,000 range is one of the most negotiable. Homes priced from $750,000 to $999,000 had 125 active listings and 7.2 months of supply in September, more choice than almost any other price range in the Lower Keys.
Fewer buyers are writing offers. New pending sales fell to 22 in September, down from 59 a year earlier. Fewer competing buyers means more leverage for the ones who are shopping.
Prices haven't dropped across the board. Year to date, median prices are up 13.7% in 33042 and 19.3% on Big Pine Key, while Key West's median is roughly flat. That's why the 3% appreciation in the example above is a middle-of-the-road assumption, not a worst case.
Sellers are also negotiating on closing costs and rate buydowns, where the seller pays to lower the buyer's interest rate. When rates fall, buyers who have been waiting re-enter the market at the same time. More competition typically brings multiple offers, fewer seller concessions, and rising prices. Buyers who wait for a better rate often give up a better deal to get it.
What Else Should Florida Keys Buyers Factor In?
The payments in this example cover principal and interest only. In Key West and the Florida Keys, your true monthly cost also includes:
Property taxes (Monroe County)
Homeowners insurance
Flood insurance
HOA or condo dues, if applicable
Insurance costs in the Keys vary widely based on a home's elevation, age, and construction. Two homes at the same price in Old Town Key West and on Big Pine Key can carry very different monthly costs. That's why a local, property-specific analysis matters more than a national mortgage calculator.
The Bottom Line
When it comes to real estate, I'm a numbers gal. If the numbers work, I'm your gal. If not? Hard pass.
If you take one thing from this post, let it be this: You can always change your rate. You can't go back and change your purchase price.
Frequently Asked Questions
Is it better to buy a house now or wait for rates to drop?
For many buyers, buying now is better. Waiting for lower rates often means paying a higher price as home values appreciate, losing a year of equity, and competing with more buyers. If rates fall later, current buyers can refinance to capture the lower rate.
How much do you save by waiting for a lower mortgage rate?
On an $800,000 home, a rate drop from 7.375% to 6.5% saves about $253 per month. But with 3% appreciation, the home costs $24,000 more, and the buyer misses about $6,045 in first-year equity, wiping out roughly 10 years of savings.
Can I refinance if mortgage rates go down?
Yes. Homeowners can refinance into a lower rate when rates drop, subject to lender qualification and closing costs. A buyer who purchases at 7.375% and refinances at 6.5% can end up with a lower payment than a buyer who waited and bought at a higher price.
What is a rate buydown?
A rate buydown is when the seller or builder pays an upfront fee to lower the buyer's mortgage interest rate, either temporarily or for the life of the loan. Buydowns are more common in buyer's markets, when sellers are more willing to offer concessions.
Is Key West a buyer's market in 2026?
In most price ranges, yes. As of September 2026, the Lower Keys (zip codes 33040, 33042 and 33043) had 7.3 months of inventory, above the roughly 6 months considered balanced. Buyers paid 92.0% of the original list price, and homes averaged 80 days on market, based on FlexMLS data.
How far below asking price are homes selling in Key West?
In September 2026, Key West (33040) homes sold for 91.0% of their original list price, and Lower Keys homes overall sold for 92.0%. On an $800,000 listing, that's roughly $64,000 to $72,000 below the original asking price.
What costs should I budget for when buying in the Florida Keys?
Beyond your mortgage payment, budget for property taxes, homeowners insurance, flood insurance, and any HOA or condo dues. Insurance in the Keys depends heavily on elevation, age, and construction, so get property-specific quotes early in your search.
