How to Be Home for the Holidays in the Florida Keys: An October-to-Close Timeline for Buyers

Something shifts in the Keys in October. The water is still warm, the first cooler breeze finally drifts in off the Atlantic, and Key West throws itself a ten-day party called Fantasy Fest (October 16 to 25 this year) before the island takes a breath and gets ready for season. It is also the month a lot of visitors stand on a dock at the end of the day and quietly think, I could live here.
If that thought has crossed your mind, here is the straight answer: you can still be home for the holidays. It takes a buyer who is ready to move and a plan that respects how closings actually work in Monroe County, but an October start can absolutely end with keys in hand before Christmas.
At a glance:
30 to 45 days: typical time to close with financing
14 to 21 days: typical time to close with cash
About 10 weeks: from an October start to a holiday closing
Your October-to-Close Timeline
Early October: Get Pre-Approved This Week
Everything else depends on this step, and this fall it matters more than usual. Mortgage rates moved up quickly heading into October: Freddie Mac's 30-year fixed average reached 7.28% on October 1, up from 7.03% just one week earlier. A fresh pre-approval tells you what you can afford at today's numbers, not last month's.
Ask your lender two questions up front: how long a rate lock they can offer to carry you to a December closing, and whether they regularly lend on coastal Florida properties (condos in particular have their own approval rules). Buying with cash? Have a proof-of-funds letter ready so you can write an offer the day you find the right home.
Mid to Late October: Tour With Someone Who Lives Here
The Florida Keys are not one market. They are 120 miles of islands, each with its own flood zones, insurance profile, building rules, and pace of life. The walkability of Old Town Key West is a completely different life from a canal-front home in Marathon or a stilt house on Big Pine with a dock out back, and oceanside versus bayside on the same mile marker can change your costs in a real way.
If you are in town for Fantasy Fest, block a morning for showings. Duval is a party at midnight, but Old Town is a lovely place to walk properties at 9 a.m., and seeing the island at its liveliest is useful information too.
Late October to Early November: Make Your Offer, Then Move Fast on Insurance
For a financed purchase to close before the holidays, aim to be under contract by the first week of November. Once your offer is accepted, inspections, appraisal, and underwriting all start running at once.
Here is the Keys detail most mainland buyers miss: hurricane season runs through November 30, and when a named storm threatens, insurers can stop writing new policies until it passes. Get your wind, flood, and homeowners quotes in the first few days of your inspection period, not the last. A delayed policy can push a closing back by days or even weeks.
December: Keys in Hand Before the Holidays
A contract in early November with a 30 to 45 day financed timeline puts you at the closing table in mid December. Paying cash and under contract by early November? You might even be hosting Thanksgiving on November 26.
Build in a cushion. Lenders, title companies, and county offices slow down around Thanksgiving and Christmas, so I recommend targeting a closing date at least a week before you want to be settled. Then picture it: a wreath on your own front door, the Lighted Boat Parade from the harbor as a local instead of a visitor, and the snowbirds arriving in January to find you already home.
An October start is tight, not impossible. The buyers who make it are the ones who are ready before they fall in love with a house.
Why October Is a Smart Time to Start
You shop before season. Outside of Fantasy Fest week, October and November are a shoulder season. Snowbirds and seasonal buyers return after the holidays, and January brings more competition for the best homes. Shopping now means more time with each property and, often, sellers who listed over the summer and are ready to talk.
Higher rates cut both ways. Nobody loves a 7% mortgage, but rising rates also thin out the buyer pool, which can give a prepared buyer room to negotiate on price, repairs, or closing costs. Buy at a payment you are comfortable with today, and treat any future rate drop as a bonus, not a plan.
You close after storm season. A December closing means your first months of ownership fall outside hurricane season, which gives you time to get shutters, insurance, and a storm plan in place well before next June.
Your first mortgage payment isn't due until 2027. Mortgage payments are paid in arrears, so your first payment is usually due on the first day of the second month after you close. Close in December and your first payment typically won't come due until February 1, 2027. Even a late-November closing usually pushes it to January 1. That gives you breathing room for the holidays, furnishing your new place, and getting settled.
Your First Three Moves
Get pre-approved this week. Choose a lender who knows The Florida Keys, ask about rate lock length, and confirm your numbers at today's rates. Buying cash? Get your proof-of-funds letter ready.
Talk to a pro. The things that matter most in the Keys (flood zones, insurance, ROGO, rental rules, and the feel of each neighborhood) do not show up on a listing portal. You need a trusted resource to take you through the intricacies of the Florida Keys real estate market.
Decide how you will use the home. Walk-to-dinner Old Town or a quiet canal with a dock? Full-time island life, or a home you will rent part of the year? In Key West, nightly rentals require a transient license, so that answer shapes which properties belong on your list. Here is how rental licenses work.
